As each is different CTS works to recreate the build accounting for all the factors that are required to build the site giving you an accurate metric to compare against the taxpayer's rendition.
Process & Deliverables
Our structural tower inventory process is built on a foundation of engineering precision. During each site visit, our team documents everything that defines the asset — tower type, steel gauge, compound details, owner assets such as buildings and generators, and any engineering modifications reflected in permits or stamped drawings. Think of it like reading a tower's biography: every structural decision and site-specific adaptation tells part of the story that drives its true value.
From there, we build a comprehensive cost model that goes well beyond simple materials and labor. Geography matters enormously in tower construction — foundations in coastal, mountainous, or permafrost environments can actually exceed the cost of the tower itself, much like how a home's basement costs more to dig in bedrock than in open soil. Our methodology accounts for these local factors, applying appropriate cost adjustments across all relevant line items: foundation, site prep, engineering, fencing, gravel, grounding, and meter base. We also benchmark our estimates against public tower project data and contractor market intelligence to ensure every figure is grounded in real-world conditions.
The final deliverable is a comprehensive technical report, structured for seamless integration into existing CAMA systems and valuation databases. This distinction matters: towers frequently change hands, and purchase price allocations submitted by tower companies often reflect transaction dynamics rather than true construction economics. Our methodology cuts through that noise, correcting inflated or distorted figures back to accurate, defensible build cost estimates — giving assessors and valuators a reliable baseline they can trust.
